My plan is to purchase single family homes/townhomes for long-term rental, and benefit from appreciation over decades.

Hi everyone,I recently purchased my first single-family property in 09/08/2023 and converted two smaller rooms into rental units while occupying the principal room. 

I think there are other options at play with a potential cash out refi, acquiring a 2nd property while keeping the 1st, or even selling to acquire a 2-4 unit property instead of single family. 

Any ideas how much single family houses in Butler beach can rent for in terms of gross income in a year?

I am an experienced renovator, having done work and management on all aspects of my own properties from the foundation up for 18 years.Since the State laws are new, I'm excited about the possibilities, and looking to chat with other Owner/Builders about the feasibility and pitfalls.I guess that my biggest open questions are about foundations and waste water management requirements in conjunction with an existing multi family building. 

Most of my capital came from private, hard-money lenders and other friends and family who could see the opportunity in single family homes in our markets. 

In a residential district, up to 6 unrelated individuals may live in a house as a family.

Since then, I've had a baby and now am pregnant with my second and I miss my extended family, so I'm considering selling the land and moving home but I want to be smart about it.I'm looking at marketability, value opinions per forested acreage for the area, and whether this kind of property is selling in the area lately or if we're better off holding it for a while.
