I agree in that the market is not tanking or going to crash, but seems to be correcting to normal amounts.Also worth noting for investors is the decrease in rents of 1.8% (SFH) and 1.0% (townhomes/condos) specifically. 

One bad review could single handedly tank your rank on the algorithm and drastically impact future revenues.I'd update the listing description to make the pet policy more clear, replace the bed skirt, and move on.

Your tenants will flush whatever they want, look up what bolimia does to septic tanks and imagine that happening to your septic (it happens, I know from experience!)

So for example, the Comps of House A will be $38,000, yet the seller has the home listed for $50,000 and the home needs $6,000 in Rehab work to be done (hot water tank, windows, etc).

I will say mine paid.. but our market at that time in the Bay area was quite a bit better than the PNW.. many don't realize how bad it was mid 80s seattle Portland.. if Boeing got a cold the economy tanked.. timber was in the dull  drums all pre tech..  

Concerning the septics, some cottages share septic tanks and some are on their own.
