Is there a way to do this while legally protecting myself from liability (i.e. having them sign a waiver)?

Is this one lease that all three of them sign, or three leases, one for each of them.If one of the three does not pay, then what?

You are signing a contract to buy the property, you personally, you are selling your personal rights to that contract, you are NOT selling the house.

We did have her sign a statement when we moved in just saying she would leave by April 1st. and the rent would remain the same as before.. in hindsight we should have done a better job with that.

Once signing on with the contractor they should be able to breakdown all aspects of the job anyway you want it..

When offering birddogging services, do you have the person requesting the bird dogging services sign a contract to make sure you get your finders fee or is it just a word of mouth thing?

I signed up for one in South Pasadena in mid April by the FIBI group that is hosting Bruce Norris.  

Once the offer is formally signed by all parties, I'll have 15 days to get with inspectors and contractors and come up with a final number.
