I don't actually have the screen all the way below the text input area, and that is where the list pops up.  

I agree with @Jasmine S. that by having boots on the ground will really help with the learning and neighborhood screening pieces. 

I think you will have a bigger pool of tenants looking for a nice newer property, but screen well!

The borrower is provided a COMFORT letter by a lender saying the borrower has been pre-screened etc. 

Banks did not have the time to screen every crazy person who threw an offer at them, as the number of insolvent offers (down payment came from a ghost in the sky) grew and grew.

While I do screen my tenants very well, I was just thinking this would be a great option to offer tenants, but not to be.      

It's great that you are screening, and this is what screening turns up.

You definitely are allowed to have your own screening criteria, like a credit score of at least 650, no evictions, criminal background, etc.

thank you for your replies. i will not skip any screening steps - this tenant seems to be genuine and has two small kids.I will check on Texas states requirements on taking advance rent for 12 months. i am not sure if it has any tax implications for taking a lumpsum payment.
