Most lenders will also make you aware that you are allowed to shop within 30 days of your initial pre-qualification without your credit score being affected any more than it already has.

I have seen properties in my market that have tried this: basically using a GRM of their Airbnb revenue to justify an incredibly inflated price.  

(Again, Utah's housing market.)TL;DR: If you have a good relationship and both are willing to take hits and roll with the punches without getting offended and hating on each other, it can work out and the profits and gains can be incredibly good.

Had we been doing this for a profit we would have scored big (it's our personal residence.)

Just like you have a Credit Score, you have a Credibility Score.  

@David Moore it is incredibly easy and inexpensive for a renter to get a non-profit attorney to take up a case like this.
