You could argue against it for I-35 (this is a hot issue), but boring will be a crucial aspect of Project Connect and mass transit here.

The owner has taken incredible care of this place - with a new roof, brand new furnaces and appliances less than 3 years ago (converted to natural gas). 

I don't know if I have a high enough salary to be lendable for the original mortgage, the HELOC, and the second mortgage without that aspect being included. 

I haven't yet read it myself but have heard that it's got a ton of great information and should help you develop a good concept on what to expect in the process, including aspects like closing costs etc.

With this type of commercial property, likely the most important aspect you will want to consider is the environmental aspect.

Emotional ties don’t want it sold but beside that there’s much potential 5bd 4.5bth that needs much work (roof, plumbing) It’s definitely a project.Or leave that dream and agree to sell and use the $$$ to enter the game another way.

Mine includes roof, appliances, floors, hot water heater, hvac, etc.

We recently got a new roof put on and ever since, all 4 of our skylights have been leaking.
