I would make sure your homeowners policy covers "shared areas" and not just the specific bedroom you are renting.

We came to an agreement that we would amend the lease and use her security deposit to cover May's rent, if she agreed to leave 6 June (lease was through Oct).

You can do that with construction adhesive or you can let it float and secure it with nailed stair-edge nose trim, which you're going to need anyway to cover the edges of the laminate.

Some don't require a contractor at all - just bids from say Lowes for carpet install and a roofing company bid - that sort of thing.

I’m under the impression that I’m a double closing that you would need funds upfront to cover the cost of buying the property from the seller then going back to the end buyer and finishing that contract and that’s where you would make your profit.

Unless you promised to pay for their hotel ahead of time, there is no way I would cover that.FWIW, I do keep a spare window unit that has both a/c and heat.
