@Matthew BondsInteresting question and the answer will depend on local laws governing age of majority with respect to entering into contracts and owning real property.

I signed on to a program that was to form student investor groups in various cities that would offer extensive training at no cost AND 100% funding of flip deals up to 70% of ARV to the students  in exchange for a specific term of 50/50 profit splitting between each of the program directors and their respective students. 

Also, personally, I would find this much more involved with respect to tracking everything.

Vise versa for flipping properties, so there is no right and wrong answer to this forum, it all depends what market you are in.I don't know about NYC, but I have been a buy-and-hold investor in LA for the last 15 years and based on my experience respectfully disagree.

Good cash flow and good cap rates at the time (~7 and 6 caps respectively).

Each Note will mature on the Initial Maturity Date, provided, however, that if on the Initial Maturity Date any principal or interest payments in respect of the Underlying Borrower Loan remain due and payable to the Company, the maturity date of this Note will be extended to the Final Maturity Date.
