It has nothing to do with rent.The only correct way to estimate monthly reserves for capex is exactly what any professionally managed HOA does.

I am from England, so my questions might be culturally related.Question 1: “Ghetto areas” in LA

I’ve found a few promising properties in LA zip codes that, according to Best Places & City Data, have high levels of violent crime.In the UK, we’d call such areas ghettos and they are not worth investing in, as the tenants lack income, the monthly rental prices are low, and the property management companies provide a poor service.

If the tenant has notified the postal service of a forwarding address, the postal service will not only forward the envelope to the new address, but also notify the sender (you) of their new address.

@Matt GilroyI haven't been in the service in a long time, but traditionally, members who have dependents (spouses or children) usually have the option of living on-base in the military family housing for free, or off-base and receive a monthly housing allowance.So, it's not a bad gig.
