This reminds of me of the saying warren buffet says at his speaking engagements . “ you can always tell who is skinny dipping when the tide goes back out “ Most people continue on in their idiotic spending of liabilities right up to the time their boss hands them a pink slip then they are left dumbfounded in total ruin all because they didn’t practice personal responsibility when times were good .

I can assure you their cell phone, cable bill, and car payments are no this lax.There's no magic formula but this is usually fixed with a short, professional reminder of the policies spelled out in the lease agreement.

I was reminded by my Partner, that the purchase price was actually $148K not $121K.

For me, I would have followed the verbal notice with a reminder that I can only acknowledge proper notice if it is in writing, as per the lease. 

Right now I am using excel to keep track of mailings/cold calling, not to mention sometimes I forgot to follow up because I do not get a reminder, and kind of hard has volume of properties I am working on increases. 

My managing broker reminds me of you a little bit actually; he’s been licensed since the early 70’s and has done a lot of everything. 

I'm now out East, which is far far worse, always a good reminder of why we love the West, and am working on getting back to MT before it, too, has gone the way of the Indian Peaks and the Sierra's. 

@John Casmon yes, definitely would start with refinance loan and can only borrow 100k against ROTH, but don’t have too really, but that is a good point and a good reminder for me.

Definitely a reminder to always have firm and thorough policies and stick to them even when the potential resident seems like a nice person.
