Living in Atlanta, I see out of state investors buying houses at what they think are steals, when in reality they’ve over paid or purchased in a suburb that’s technically “outside “ of Atlanta.

I have had the idea on starting my path towards owning property for a long time and I decided to work towards that idea to make it a reality.

In reality vacancies on average across the US only rose 1% during the GFC, and that period of vacancy increase only lasted a year (Q1 2009 - Q3 2010).

I rounded down a sliver though the reality is you'll probably have higher holding costs. 

HVAC must have been hawked, none there any more, plumbing that was metal was recycled too.So, roof $6,400, plumbing, $1,500, HVAC, waiting for estimate, but should be around $8k with duct work,  paint inside $2k, new cabinets, sink, facet, d/w, counter in kitchen maybe $15k, bathroom fixtures for 2 bathrooms $3k, flooring (labor ourselves) vinyl laminate $4k, 5 broken windows after leveling house $300, leveling house $8k total for all this : $48,200.Total cost for the purchase and fix is $115k. 

I am new to this so I am trying to confirm whether or not this is the reality.

It needs all the finishes to be installed (most of which I've already purchased -- floors, cabinets, counters, appliances, vanities, sinks, faucets, lights).  

-What is my reality for say a 95k condo @ 20% down, $200 HOA, 12% management fees.
