Until wages and employment weaken, the consumer is very well prepared to weather a recession.

Some of the basic things include being prepared and looking presentable for the homeowner - it also helps to have a good knowledge about other listings in the area and what has recently sold in the last 3 months (homeowners like to know that you're well informed in their market and not just going to list it on the MLS and pray for the best). 

-Why this process works:  even if you have a fast DocuSign process (as we do), you don't want to take the time to prepare a lease for a "merely approved" applicant who may have applied to multiple places and may have no real intention of renting your place. 

I think that's a somewhat typical lease provision, but it's best to stay on top of whether you want to renew that tenant or not months in advance so you can secure the renewal or prepare for their move-out date.

I can also send a pic of their appliance to my appliance repair person so they are prepared on arrival for most common issues.

Then when something goes wrong you'll be prepared, and feeling prepared takes a lot of fear out of it.
