But not everyone in the US is into owning cash flow rentals many people want to just own land so they can go camping and shoot their guns etc etc,  So this site being a  ( cash flow is the only thing someone should invest in site ) its pretty common that those folks with that thought process dont really understand land or others desires to own it. out west I sold a lot of my stuff to Weed growers they paid premiums and now if you can get a license for legal week those those can make huge up sides.

But as a buyer you can afford to pay a little bit of a premium in a 1031 situation (not overpay, just pay a premium).

As you probably know, Sugarhouse/Liberty Wells is a neighborhood that has some characteristics that are uniquely advantageous for appreciation.Specifically, the natural boundaries of the mountains the North and East, and the man-made boundaries of the interstates to the South and West are probably a big factor in driving appreciation in that area (since supply of single family houses inside those boundaries is limited--and there are very few new single family homes being built inside those boundaries).Not only is that beneficial for inflation, but it makes your property in-demand for renters who will pay a premium to be inside those boundaries.

The instructions for line 42(a) provide these options: Geological and geophysical expenditures (section 167(h))Pollution control facilities (section 169)Bond premium (section 171)Research and experimental expenditures (section 174)The cost of acquiring a lease (section 178)Qualified forestation and reforestation costs (section 194)Optional write-off of certain tax preferences over the period specified in section 59(e)Certain section 197 intangiblesStartup and organizational costs Creative property costsPublication 551 says this on the bottom of page 2 under "Real Property", subsection "Settlement costs":  "You can't include in your basis the fees and costs for getting a loan on property."
