You should hire a company who does everything in their power to place a qualified tenant, however you won’t always have perfect tenants.

This wouldn't be a huge deal, but the main inspector is known to be a jacka** and looks for little things to get you on.I'm trying to figure out if there's a way to just put the water in my LLC's name, then bill it back to tenant to avoid the inspections altogether.

If they are just replacing the shingles, ask if they can replace the plywood and bill you for it.
