I've got a property I own free and clear but I'm having trouble getting financing for to do the repairs due to the fact that I'm self-employed.

Hi there,  recently bought a couple properties that need some repairs.   

Have to repair or replace fence in back yard.

If I am only going to wholesale the property to another investor as soon as I buy it, do I have to have the exact repair costs or a repair estimate?

We've spent about $1k with our existing property management company on repairs in the past few months, but their in-house repair team did not address the issue.Right now we have a trust issue.
