I'm not in a financial position to take down the proverbial NNN Pharmacy at 5%.

On the other, I am a very anal person, so even with the lower grade materials, I believe my quality should be acceptable/good.

When in the higher end people expect wood with area rugs and will largely grab those units first compared to average grade carpets everywhere.

Below grade bedroom/office.

It is a very nice and safe neighborhood (B or B- if I were grading), and is a 3 BR, 2BA.

Or to help some one make some on it.The house is under dire need of up grades and some work such old floors need to be leveled and old chimney needs to be removed.This is not a great flipping property, this is a great buy and hold.I am currently saving for a asbestses test and a current market appraisalI currently pay 350 a month. top rent on my street is 475.00.

@Brandon Turner  I pay around $1.5/sf including:+ Carpet, Builder/FHA grade, frieze with black spots+ Pad, 3/8" rebond with scrim+ Labor, removing old, installing pad and carpet, cleaning and vacuumingGood luck!

The worse the area the less competition you have so you may be able to flip to locals in low C and D grade areas.
