Has anyone had success with Digital Signatures on Short Sale paperwork?

Thing is, when I bought my current home my parents and grandmother helped me with all of the actual paperwork, closing, finding the home etc.

Plan is to purchase all cash to simplify 1031 exchange paperwork, but wish to then finance at 75% to redeploy capital to additional properties.Will not have 1040 income next year.

I know I've been struggling a lot trying to find the right paper work, such as the option to buy, the assignment contract and I just recently got the purchase and sales agreement from the TREC but I still need to review it.If there's anyway that you can help me with these contracts I'll be more than happy to work with you and bring you potential properties as I've been driving for dollars for the past weeks and researching the properties.ill send you my email address through dm,And thank you for your response! 

Typically, a title company is used to:Search title history to uncover any claims or liens on the property, or a potential cloud on the title.Hold onto earnest money or other monies involved if a broker is not doing so.Provide title insurance to protect the new owner (you).Closing, final signatures and ensuring paperwork is in order.If you do not use a title company then you will need to take care of these items yourself, unless you are using a quitclaim deed or warranty deed, I would highly recommend it.

Alternately, a licensed professional such as another hard money lender could perhaps originate the loan with vetted paperwork and guide your friend. 

Think E*Trade or Fidelity with different paperwork.

This is a little riskier but it also allows them to take their time reading through the paperwork.

Anyone have experience with change of ownership section 8 paperwork?

Going through the paper work right now and its quite lengthy so wondering if the juice is worth the squeeze in today's market.
