According to what I have found online that part is true.  

Haven’t tried online meetups, but I feel they would not be the same.

I have seen some operators for are doing B's write stuff online that they shouldn't be. 

Most people might not have the ability to pay 5 to 6 figures a year for that.With Costar it is about residuals. 15 years in the business I do not like contracts and residuals.

I just should have left that information out in general as it steered the whole conversation away from the question about tips on investing with partners and it seems like the thoughts is to start off investing on my own and then go in on future properties with them.

It is always best practice to keep business and personal seperate.

If you have a good credit score and a business entity, you can use the equity from for your primary home to make up the difference in down payment.

You might also meet someone that could be a potential business partner.

My personal policy is with State Farm and so is my landlord policy held under my LLC...and the 2 cannot be accessed online except if my insurance agent connects them...which she has repeatedly said is not possible despite State Farm tech support saying that's the only way.
