But I would be peeved that they don't have their own inspector; the fee should be minimal in that case because you're just paying for a clerk to file papers, and not for somebody who has some training and thus gets paid a bit more.

But it was far better than when they were just tenants who have been trained to think they are pouring their money down a dry hole.There was less turnover rate.My monthly rental rates were much above the other properties in the area.I have a rule of thumb.

I was in the Navy, we had a 1 week money management class right after boot camp and another 1-2 hour training every year and it didn't make any difference. people's money habits are either ingrained while growing up as a child from their parents or relearned as an adult due to making bad decisions for several years.
