As I dug down by the main cleanout at the front of the house I found that there was 6" clay pipe from the house to the road and cast the rest of the underground portion.

I had a similar story last year but that is when I was adding another gas meter to the building to officially have one meter for each unit when I first bought it.

Just an update on this house.I went and looked at the house yesterday and had my agent give me real numbers $110k ARV, $950-$1100 rentShort version: I gently offered $70k, they declined and said they would hang on to it and keep trying.My evaluation:Seems like a nice neighborhood alot of older people, and decent incomes (assuming based of the vehicles in the driveways and landscaping)First thing I noticed as I pulled up was the house was an ugly color and inconveniently narrow driveway lolThe inside was actually very nice the kitchen was all new, (everything was cheap materials i.e. vinyl "tile" floor, formica countertops, nice big cabinets but no hardware) But the original hardwood throughout the rest of the house was very nice, bathroom looked new but again cheaper materials.

This will also include altering the side entrance.Paint/stain the exterior original cedar shake shingles (siding) and finish new siding design on the front porch.Lastly have insulation blown in the exterior walls.With this our home as well as the rest of the properties will be in great condition for the foreseeable future.

On 30 years at 4% the payment (sans land) is $429.67 meaning that the rest of monthly debt cannot exceed $1,000 per month without accounting for land.If a manufactured home goes into a community with a lot rent of $275 and sells for $35,000 the total monthly obligation will be around $555 including the land assuming $5,000 down and a 20 year amortization and an APR of 10%, That does reduce the permissible outside monthly debt to a little under $1,000 a month but it also accounts for the land.Obviously all of these figures will need adjusting for the area of the country and for the goals of the community owner but the idea is clear.Thoughts?

He owes $1400 in delinquent property tax and said it is otherwise unencumbered.He printed out a 1 page bid sheet and wants $500 upon winning and the rest within 24 hours, then he will produce a quit-claim deed.The owner also mentioned that only 4 people had inquired.It needs a lot of work, so I am planning on a walk through with my contractor this week.
