I'm wondering if I need a different contract in each state that I plan to invest in and use a private money lender to fund a deal.

Everybody's situation is different. 

There are so many different PMS’s to choose from.

With that being said, all of my tenants have been renting for numerous years, so admittedly there may be some social media or other apps that are really effective too.

The main difference is the time spent underwriting.

Their cost structure is also very widely different from one another. 

Once the money is back in my account I'll send the rent money'-'My car ---- the bed and needs fixed'-'The storage facility I have some stuff in charged my credit card 10X what they should have'-We had an unexpected bill'-'My credit card/debit card/bank account got hacked' (this one has happened multiple times to different tenants)-'I got another job that pays better'

I went so far as to discuss options with different providers in the NYC area.

As for the electric heating bill baseboard electric is expensive and I know RI energy jacked their rates so you can't be much different.

Just my thoughts, asking outsiders from all different markets with different experiences wont give you the exact answer you’re looking for.
