I would also run a LOT more numbers, and do a thorough cost / benefit analysis looking at numerous factors like what I described above.

During the junk out of the unit, the company removing all the junk found 1 loaded gun and numerous knives (not kitchen) as well as baseball bats.  

There are numerous bad degrees that don't yield great job opportunities. 

As you well note, owning real estate is GOOD and there are numerous ways to go about it that work.

Even assuming the seller is so naive as to not engage a real estate attorney to insist on buyer guarantees, they may still have grounds to sue the defaulting buyer under numerous Federal and state statutes regarding full disclosure, statute of fraud, deceptive trade practices, Dodd Frank violations, and regulations of the CFPB.
