I'll leave an example below that I just had, but seeing that many new folks are looking to start out with a househack, I think this is a good place to just dialog about this particular issue.In the most recent example we saw, we found a home with a sizeable lot, somewhere to the effect of being 4-5 lots in size for the average neighborhood in the area, with potential for just a slight cashflow as-is, but as we saw it, the opportunity to expand by building a detached garage with an apartment over-top that would allow us to keep kosher for owner-occupant with the lender, but up the cashflow for the property by a good estimated $600 a month.

If you think pure mathematically, the amount of tenants out there who are going to stay 5+ years and move during "normal" months is always going to be drastically lower than the folks who move ever 1-2 years and all months of the year.

Buyer's agents typically represent you at no cost (commission is oftentimes paid for by the seller) AND they'll give you MLS access, off-market deal access, transaction coordination, etc.Holding your license and gaining MLS access is associated with fees - MLS Dues, licensing fees, continuing education fees, broker desk fees, etc.On the other hand, if you are looking to monetize your licensee status by helping folks buy and sell RE, you can earn extra income and potentially make this a career.I began as a part-time agent and was able to quit my 9-5 job after about 18 months.Best of luck to you moving forward!
