I did a pretty conclusive poll of about 14 lenders of all sorts and each and every one wouldn't allow larger loans for operating STRs.

And I could have lower income in that window after I semi-retire, before my mortgages are paid off to take advantage of a lower marginal tax rate

Does anyone has experience working with "The Lender" to finance a short term rental property?

I'm seeing that mortgage rates have been rising for the past 4 weeks where 30-year mortgages are at around 7% and 15 year-fixed mortgages are at somewhere close to 6.5% now. 

There is more that goes into it but you are essentially a middle man.For fix and flips you don't need a credit if you make relationships with asset based hard money lenders.

There are some foreclosures if you have $20,000,000 in cash or maybe you let the lender take those back, but then you get class B office with 50% occupancy. 

.- Deal underwriting: JV partners, other BiggerPockets members, hard money lenders/underwriters. - Contractors- Capital providers: JV partners, private money lenders (PMLs), hard money lenders (HMLs)sFor additional context, are you going to be flipping and actually selling or are you going to be fixing and holding for rental income? 

This also allows for a newer investor to network, partner, and build relationships with lenders early on, so they are not stuck trying to find lending options that will consistently throw them high interest rates and higher origination fees.
