[LINK REMOVED]Jeremy,Since a business entity would get the same deductions that you would get if the property is held in your own name, the pass-through business entity is (at best) tax neutral.

Even then, the ratings agencies were well behind the wheel on downgrading the debt of the big players who held a lot of the debt (AIG, Merrill, Citi, etc) I read that Countrywide went bankrupt after never reporting a quarterly loss during the crisis!

I'm certainly no attorney, but my guess is that if the property is held as Joint Tenants and there is no divorce decree (or other judgment) awarding ownership of the property to just the wife, then there is no way she can sell it without her husband's permission.Again, that's not legal advice, just a non-expert opinion...

Everybody knew in 2004-2006 if they held a house for one quarter the price would appreciate and they could refi to another teaser rate loan, take more money out to do fixes or leverage for more buys, and then also by boats and airplanes.

Oh, btw, that office was used by me for 6 months in 72 and then I bought 30,000 sq ft on Chapman ave at the 57 freeway and named it after myself, held seminars, got wealthy and retired.
