If it's anything expensive this deal is busted. 99% of time a seller won't agree to replace (or credit) the roof, furnace, or any mechanical system.

It's not a coincidence that mechanical issues/ clogged drains/ egregious wear and tear etc. tends to happen more often in units with bad tenants.

You have much less liability with a condo given you probably don't manage the mechanicals and are not responsible for the common areas or exterior of the building.
