Guess it would depend on how well you trained your staff too.Personalities will be very important.I'm in a recreational area, (Branson Missouri) which is rather seasonal, that doesn't mean you won't need management and maintenance through out the year, so a strict commission based compensation might be hard to do.

Hey Jon,Yes you are correct that it is somewhat over personalized with my wifes taste so we probably only get 8% of buyers that it somewhat appeals to.No smell of dogs they are trained and house is always clean.

You could ask the fire department to do a control burn on it for a training exercise and cut down on demo and haul costs.You could also fix and sell it quick depending on what it could rent for.If you posted pics on here many of the rehabbers could let you know an estimate to fix and time involved.

Here in Japan we've been "spoiled" by close to two decades of zero appreciation (although, if you ask the big boys, they seem to speculate on this changing shortly) - we've been trained by circumstance to look for pure cashflow (10-15% pre-tax), with any possible appreciation only the icing on the cake.

I would look for a 100% commission broker in your area (preferably one that provides some sort of training for new agents).
