At a minimum, a home usually must pass a 4-point inspection to qualify for insurance (and thus financing), so if a house needs something as simple as a new roof or a new a/c or furnace (which is very often the case with REOs), it kills the deal for conventional, FHA, or VA financing.

I simple say I am not set up for section 8 sorry.I act in a professional manner when talking to all clients .Having some one that is not trained talk to potential clients is unwise in so many ways .This is serous business I clearly spell it out in my paper work that we do not discriminate in any manner, the go into detail of what that means .
