I see this as $1,000 a mth rent and deduct 50% for maintenance & vacancy which leaves 500 a mth minus your debt service = +$340 a month is a good deal

Bats carry many things, as mentioned before, and they leave lots of Dung behind which will need to be professionally cleaned up.I was lucky with my bats.

Even if the mortgaged property is not in a state that will leave the mortgage owner liable for the remaining balance, not too many agents are going to step aside to let anyone else negotiate with the bank.I would not.

I took out the full 70% which came out to $308,000, leaving roughly $3,000 of my own cash into the deal.When you look at this deal through a cash-on-cash analysis the yield looks insanely high but what that analysis fails to account for is the amount of equity I left in the deal.
