If you want to see what is being offered on the market, this is a very common source and a good place to start.

Some common names you'll see thrown around a lot: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend you search for each of those apps online and see what they offer, how much they charge, etc.

These markets often offer attractive cap rates and stable rental demand.

When the contract says the assignee is paying cash, from my experience, it waives any contingencies that come with a financed offer.

If investing in Southern California proves to be challenging due to high costs, it may be worth considering other markets outside the state that offer lower entry barriers, high rental demand, and favorable regulations for investors.
