Glad to be of help.I have found writing these types of letter are not pleasant for either party and are best written to sound like they are coming from a business, which it is, rather than a person to person.

I am not intimately familiar with VA and FHA loan products, but my google search shows both are only options for primary residence, which it seems like you know.But there could be other loan products that allow for smaller down payments than 20%, but my only experience with those, personally, is for a primary residence.
