You'd likely be able to increase rents for that property with renovations, but the higher quality tenants would be hard to come by.

However I use a simple note pad and pen.

It seems pretty simple to me.

Plus we are on track to see the High speed rail come to Bakersfield in the coming years as well which will increase the population 3x within the next 30 years, as an estimate.  

It's plenty simple to say any payments made first go to any outstanding balances, then rents, then parking spaces.

The banks will withdraw money and hold it in limbo for awhile-- they use this "float" to increase profits.
