I live in a super hot oil patch town and houses sell like hotcakes.

I have owned a house since 2017 that my father lived in until he passed 2-1/2 years ago. 

Just want to get rid of these houses and be stress free not being a landlord anymore. 

These are rough estimates, but thought it'll be a good idea to get some opinions on it.I'm planning to house hack with 3.5% down using an FHA loan on a duplex that markets at around 700k in LA/OC area.

I started with a turnkey rental, then house hacked and bought BRRRR properties, now I build in central Houston for long term holds. 

I can opt to do the house hacking situation, pay only 5-10% down, and live in one of the units but it will be less convenient for me in a number of ways.

The house has 2 beds 2 bath upstairs where me and my girlfriend will live, and a walkout finished basement with 2 beds 1 bath downstairs.

Lucy,  I would need to know the numbers to say, and whether this is a cash deal or mortgaged.I had looked at College Station myself, but concluded that it does not pencil out.I own a SF house in an upscale area of McAllen, TX and a quadplex nearby.So far, TX has been my worst market - property taxes just ruin the cash-flow.
