My gut is about 18 months, but that is just a wild guess.

Besides that "numbers first" mindset, I'm kind of out of my league.My gut says I shouldn't move on these specific properties, because they're in states that are losing population and none of them are in the best part of town.

There is no flooring, no kitchenware, it looks very gutted, like if they were midway  into renovations. 

I just had a client do a full gut and dig down a 3 unit for around $300,000 luxury finishes with four floors including basement using a cheap no name gc (who had issues but got it done 6 month over time).

Flippers and cash buyers tend to shy away from them built in era, which they need closer to full-gut renovations, because of the time and money it takes.

Hello everyone,I own a duplex that is in major need of rehab… I recently put a new roof and new doors and windows on it… However, the interior has been completely gutted so it still needs about $40,000 worth of work… I would like to finance this, but because this is not a first purchase, I am in new territory with regards to loan options… I wonder if someone could help advise me on the options that are available for financing this rehab?

My immediate instinct is to do one of the following:1.

As an out of state investor and newbie, I wouldn't pick a gut job in D-F areas as my first project and/or one that the City is going to be my partner on but that's just my opinion.

In the process they gutted the second story and took out the stairs and the apartment above.
