Well let me show you public records just so you know .. we can all trust but we do being smart sellers and buyers we have to verify.. please look at this print out from the county website.. see all those properties.. see what company they name they are in see my card and my address they all match up.. that is me.. we are successful and we do not leave sellers hanging.Next as you know the condition of this home will preclude most folks from getting a loan ( for hoarders they know there home is a wreck..)

@Dan Mackinthanks for responding to my message......some of the things that appeal to me back home in Nigeria is buy-build - hold ,investment in raw lands for capital appreciation and also taking advantage of the cheap housing scheme by the federal government, with the aim of providing cheaper housing for workers ... but because am not home its difficult to start that now. today i was searching online and making calls to mortgage banks to see if i can use them to finance deals but the conditions are not favorable, 20% interest rate and tenor of 5 to 10 years. And as for DAMAC, the job involves getting investors to invest in there off plan projects and also getting investors to buying hotel apartments ,which damac can manage for them and pay them there ROI on the properties yearly.THANK YOU

From the Governments perspective, they love HOA's because they gain all the property tax revenue but don't have to concern about the maintenance and snow removal so I suspect builders get faster easier approval etc.

Alterations in buildings built before 1978 are generally (if not always) regulated by the EPA:http://www2.epa.gov/lead/renovation-repair-and-pai...If you simply want to know whether the building has lead paint in it you can purchase lead paint test kits at Lowes and Home Depot. You'll also have state specific regulations governing remodeling/renovating activities and licensure.

If a tenant wants a shorter term, I charge them a higher rent.As for Section 8, I have no advice other than to read the contract, understand you are dealing with the government and a "welfare" tenant, and let it ride out.

State law prohibits local governments from regulating [not just from banning] short-term rentals unless they already had a law on the books before 2011.
