If not, do I have any other options at 20% down? 

I believe in the beginning I will get a lower return doing this myself, however education is always paid for somehow, right?

You will then have a few options with that rent money....you can put it into principal or you can start saving it to purchase yet another property.

For this reason, I highly recommend the 2 BR option over the 1 BR.  

I know this is most individuals’ issue and understand that there are other creative financing options, but I find myself stuck in an infinite loop of needing funds to invest so that I can raise more funds to invest.

I have, but I have a say in the colour (ie they give me options to choose from) and it needs to be professionally done.
