@Jim Goebel I forgot to add that the contractor would remove any visually damaged joists (he will coat the rest with mold chemical)Also, the leak was below subfloor.  

There are a ton of risks when you can't get a visual update with what is going on with your property.

The other concept to wrap your mind around is that yield (how much the property throws off in cash, independent of your leverage, as measured against the value of the property) is a function of the risk of the asset and market. 

Visually it is kinda hard to see.But the vinly wood in the room does not look good, alot of it is raised and weird.

I recommend using the BP "search function" at the top right part of your screen.

While the contractor can determine the finished, its the architect that can impact the value as a function of the design.
