My idea of Class C rentals was low end finishes, like laminate counter tops, linoleum, and durable finishes that aren't necessarily nice but functional to live with.

It would be easy to manipulate individuals that weren't functioning on a higher level to live wherever th NP wanted them to.The other side of that coin though is, if we don't think the NP has any nefarious motives, we can understand how not having a different landlord and lease for each property would be a good thing. 

The website seems to have much better functionality.

I'm thinking of it as a functional learning project. 

For example, some of the best CPAs I know have a barely functioning website.

Sure, both of these scenarios are flukes, and I have way more no drama military rental stories than bad ones, but the one fact that is indisputable is that the lease term is the shortest among people in the military than any of my other tenant classifications.

Both of those scenario aren't "brand new" but still in the "newer" classification.  

If he wants to separate his costs, sales and expenses on his DBA can be assigned a separate class if he uses Quickbboks.

It should be clean and functional upon move out.

The class is revolving so one can start anytime and you may repeat parts or all of the class if need be.
