That is a very interesting perspective on the BGV expansion and them persuading the policy on STRs. 

Buyers are content with a move-in ready home that has fresh paint, flooring and appliances.

However, when looking at it from a numbers perspective, it makes sense.

I was just saying I'm trying to change my perspective to not be so worried about avoiding a little hard work (stress).

I guess just the act of getting in the car, driving a couple blocks, finding a quiet place in the library, and focusing puts things in perspective. 

The relationship with long-term tenants we inherited two years prior had been sliding sideways for some time - their unit was the only one we had not renovated and they felt entitled to a fresh home.   

I'd also would love to hear any investors criteria or prerequisite they would need before hiring someone as fresh as me.
