if you really want them gone ask the police to do frequent passes of the house.

I do not go down the stairs into my basement frequently (maybe once every 2 weeks).I assume the property does not have central air.

These are high-end commercial linoleum which would normally sell for $75 - $100 yd^2 ... and since the original customers are frequently hospitals, medical clinics, day cares, retirement homes, the linoleum tends to be more "fun" than the hordes of vinyl sheet that tries to look like stone, wood, something-else.

You don’t have to fill a pipeline as you collect properties and these are almost always long-term investments and frequently tax free.

There aren't many opportunities to collect the more explanatory information that is sometimes need to explain frequent job changes or moves.

You could require the tenant to do both of these things and she might comply (you might have to help push).If none of that works and you can't live with the car (or you think it will hurt your business), then give the tenant notice that her month-to-month lease is not being renewed.Low income tenants frequently have ugly baggage.

Have her document her marketing plan to include local and consistent advertising in newspapers/free periodicals (real estate giveaway mags), a listing on Realtor.com, more frequent open houses, etc.

And they are frequently selling above listing price as far as I can tell.
