the few that I can think of that turn heads gave hold square shaped signs in front which to me says "business" versus rounded softer signs that look more like housing. just a thought too, a boutique bakery or flower shop could be a good fit as the house could add to a "home baked" or "grandma's house" type of feel. best of luck

Update: as I was leaving the English Ranch neighborhood the other day I saw a car driving around that was the City of Fort Collins and had "CODE COMPLIANCE" written in big letters on the side.

I have found a couple duplexes on the MLS that would fit my criteria but there are a few issues.First the Realtor!

They will not send a jackleg out to your property because they know you will come back and throw a fit.

I live in a fancy neighborhood & receive tons of junk mail from realtors.  99% go into the recycle bin, since I'm not interested, but I do open and examine the handwritten ones that appear to be cards ( like a B-day or X-mas type card). 

Reach out to them and see if they'd be able to meet up with you and learn about what they're doing and maybe some of their connections in the neighborhoods.
