im looking at Durham or Charlotte to buy. im planning a trip to charlotte in the next 60 days. im hungry for this to be my year and not let the past few years fear hold me back. any tips or suggestions on how to get a rental property as a smooth process/tips to get it in this market or best way to get two spots this year would be greatly appreciated

Alas, the store was a disaster and truly one of those places that one person walks into and fears for their life... whereas I walked in and immediately thought: "I want to buy and revamp this!"  

I am fearing that we will be so in over our heads with this project.

@Stephen Keighery you got to change with the market, I agree, and with your place in life.There is no single answer to investing as everybody is in a different place or stage in life, has different circumstances, and different tolerances and aversion for risk, loss, fear of missing out, etc.
