I like that it's convenient and they do a lot of the leg work such as tenant placement, working with section 8, repairs and maintenance, increasing rents after lease expires, evictions, etc.

Typically these blow past the option expiration and turn into permanent rentals.Get educated on how to take the option fee AND write the option contract to help (but not gurrantee) the lending bank to accept the option fee as part of the down.

When it happens if there is push back I just calmly explain, with absolutely no emotion in my voice whatsoever and without apologizing, that it's our business policy to always charge the late fee and issue the notice to quit when rent is received past the due date, as I explained when you moved in.

Here were the keys:  1) Got tenant to agree the damage was due to his negligence and he signed a statement to that effect.  2) Got him to sign a Promissory Note (found it online for Oklahoma and simply copied/pasted) saying he would pay the full balance due by minimum of $200 payment per month due same date as normal rent.

They expressed their "wait" time for accepting applications is 4 years from date of discharge.I was considering using lending tree as a means of being guided to lenders that may vary on their "wait time" but wanted to ask here if there is a general wait time for obtaining a HELOC?
