That is currently an impossibility for me to find.Best of luck with this property - keep a tight look on the North Las Vegas STR laws, as they will likely follow suit with whatever changes the City of Las Vegas will make to its ordinance / regulations in the next few months....

If the existing lease does not have the language in it that allows for that kind of extra expense (which is probably unusual) that makes a tenant partially or fully responsible with explanation to the new tenants responsiblility for that type of expense for air conditioning that is unusual unless common in that area and might be discovered during the research period on the subject property and uncovered then.

The home inspection will come with some other small things that need to be looked at.Check all the water heating and HVAC, and water pressure in the building.see if you can locate the pressure regulator if you cant it could cost you $350 to find each and replace it.
