I would think that as long as you do not imply that you are involved in the pictured transactions but are stating facts, much like a newspaper reporter, like say a RE columnist, you should be okay.

For future or prospective tenants, adopt a pet/animal policy for every tenant including requiring local licensing/ID tag (some counties/issuing agencies will require up to date rabies vaccine before issuing the license/ID tag plus there is a fee to be paid), renter's insurance with no exclusion of the pet/animal's breed, neuter, annual vet examination of the pet/animal and up to date shots with proof sent to you etc.

You PR will qualify for $250k ( $500k if Married) gain exclusion if all following requirements are met: You owned a home and used it as your main home during at least 2 of the last 5 years before the date of the sale.You did not claim any exclusion during last 2 years.

But I think you're mostly looking for properties that have lawns that haven't been mowed, overgrown bushes and trees, missing roof shingles, piles of newspapers on the porch, boarded up windows, broken or missing shutters and gutters, and For Sale By Owner signs since sometimes those won't be on the MLS.

Absolutely not.....but I believe we're as good or better at it as anyone else in our market.Even if I were self managing my own portfolio exclusively I'd still likely stick to this same procedure.
