If I need someone like an inspector or a structural engineer I’d rather know my buyers agent referred me to them because they’re excellent rather than the sellers agent because they don’t find any issues and will just sugar coat problems.

From what we understand in Michigan, security deposits can be in an interest bearing account and you can commingle - but, you must have EXCELLENT bookkeeping and never let the account balance get below the sum of the security deposits.If you have a bond that covers your security deposits you can spend them.

So, we have consulted this with an attorney who says that HOA is free to apply its rules selectively as they like, and we can’t do anything about it.

He is an excellent tenant and I don’t want to lose him but understand that people move on.

I select my tenants as well.
