We traveled the U.S. off of the cash flow property and eventually made our way to Portland, ME before selling in the 2021 market.

Ideally, this would be a simple Word document that either is sent out as is or is converted into a PDF or something similar.

I am experienced in new construction, but wondering if are there are some significant incentives to take old unused buildings in small downtowns and convert them to apartments, office space, etc. 

Its been a great ride, and I'm trying to figure out how to leverage and convert that experience into a RE investment side hustle that eventually creates a career offramp.

Eventually that will run out too.  

I would say my personal goals would be to live on the property for a year while renting out other units (either long or short term) and eventually moving out and renting all units!

It is probably very individual what will trigger you to take action, but motivation, consistent learning and perseverance will eventually bring you where you want to be.

Purchase price: $375,000 Cash invested: $30,000 Converted property to a 2-1 and refinanced years back to be paid off in four years to pay for my daughter's college and be a cash flowing investment following that.

They included:-she was so upset with MW, she didn't want to pay any rent as the furnace wasn't working-she ended up paying $800 for November after the furnace was fixed (we had agreed to this due to the inconvenience of the furnace)-she got COVID and lost her job-tenant missed three months of rent-tenant wanted to stay and agreed to pay $1300/month until she was caught up-tenant pays $1300 in March 2021-tenant pays $1200 in late April 2021 (if I remember the date correctly)-I never see another dime of rent-tenant eventually leaves (I forget if it was the $250 I offered her for the keys or Saunya's threats of evicting her)-tenant has close to a $3,000 water bill that was outstanding!
