Dude I BET some dude just winged it, talked about it enough, people believed it and it now is a "thing" on how to do it.I am TELLING you, if 70%-90% of the people call you back pissed off  why you keep sending them mailers, this method SIMPLY IS NOT WORKING!

However, if I didn't really have anything to lose, I would be trying ANY method/strategy to start and see where it goes.For now, I'm focused on building relationships with real estate agents, lenders, etc so I can enlist their expertise when I am ready.

The idea is that they would buy my property via traditional method 25% down conventional financing. 

I used a local realtor recommended from a friend and she gave me an email list of multis and income properties How did you finance this deal?

Active investors like you, who might have a DTI higher than some banks want, should ask to use alternative UW methods like asset depletion. 

Everything else being good--appraisal, environmental, personal credit--this should be financiable.
