Again, they are first time home buyers, not looking to scam anyone and will occupy the house eventually but I do know they have to sign something saying they will live in it for a year, which will more than likely not be the case.

Before you sign praises about a scamming business process in a regulated area of social importance to society you might do more reading here and catch the tone and tenor of the professionalism of investors and those attempting to learn real estate, this isn't a boat rental site.And yes, things have changed under the Dodd-Frank Act, and when that doesn't apply, the laws pertaining to predatory dealing and financing do, on each and every deal without any exceptions.
