Actually I'll travel to anywhere as long as they are efficient and great at getting the job done without a hassle.

@John Dellingerare I’m a hvac contractor and when I bid a job for updating or a changeout, I always tell the customer to get other bids, and if one beats mine to just make sure we bidding on the same playing fields ... meaning equipment efficiency ratings.

The building is not being efficiently managed, and current lease agreements all expire this summer.

@Macy Stevenson you’ll definitely get stationed where you’re needed especially given your AFSC, the people that are commenting are correct that you won’t be able to move off base until you hit a certain rank until then you can continue to do research on possible locations you can go and that the real estate market is like at those locations, with time and intel on your desired locations and after you’ve had some service time and grade under your belt then you may be able to PCS to your preferred location, at least you have time on your side per se to prepare.

They have no idea how to manage their business which is why tenant turn over is so scarry.Reality is that turnovers are a inevitable part of the business and a quality PM can do it quickly and efficiently placing quality tenants.A good PM stays in contact with their landlords, keeps them updated regularly and manages the property as they would their own property.

I’d recommend hitting up some of local meetups.  

I have another multi with some flat roofing that continues to leak after repairs so need to strip & add elevation for efficient drainage probably $2k if we do it ourselves.The $25k price may be close to break even (ARV $110-120k) if the complete rehab goes way higher than the $70k & they ALWAYS do.

If you have time, I would see if you could hit a few investor or real estate meet ups in the area.

For example, the current drop in oil prices has hit North Dakota hard but has had little impact on Nevada.
